OUR PROCESS

A simple and smooth process for your granny flat project


Planning | Design | Approval | Build| Handover

Whether you are an investor that requires a hard wearing granny flat that can withstand the wear as rental property, or you require a custom design and built project that complements your existing home, we can ensure we plan your project to capitalise on your property’s value. 

We provide a simple and smooth process to provide the full solution – from planning, design, approval, build, and handover to completion.

With our experienced team of professionals, that encompasses designers, drafting teams/architect, the experience of our town planner, structural and hydraulic engineers, and as we are the builder, our comprehensive build teams, we provide the full solution from concept to handover. 

The ownership and responsibility of your project lies with us as we do not outsource the approval or the build like most other companies.

Our six step process is as follows

Free on-site assessment

  • Review of your block size, shape, and slope to measure up compliance
  • Advise you of any site constraints
  • Review against planning controls (CDC and DA)
  • Advise best course of your development project to maximise your project (CDC or DA)

Cost Estimate

  • Provide an approval fee
  • As we are the builders we provide an accurate build cost
  • Highlight any fees that may also be payable to your local council (see below)*
  • Review inclusions and build specifications with you

Approval Process

Whether your project is to be undertaken as CDC* application through our Private Certifier or as a DA approval through your local council, we undertake the full process in-house.

Note: If your development is suitable to be undertaken as a CDC application the NSW Government introduced legislation in 2009 that means we can gain your approval through a private certifier within 14 working days once documentation has been submitted to our Private Certifier as a CDC approval. If your approval does not meet the CDC application process we can then undertake your development as a DA application through your local council.


The general approval documents required are:
  • S10.7 Certificate (parts 2 & 5) / no less than 2 month sold
  • Review and address any extra documents that may be required outlined in your 10.7 Certificate (Bushfire, Geotechnical, and Flooding)
  • Detailed survey report of your land
  • Detailed building plans
  • Structural engineering plan
  • Building specification documents
  • Sydney Water stamped plans
  • Stormwater plan by hydraulic engineer (if applicable+)
  • Certifier approval fees
  • Long Service Levy fees to be paid to NSW Government (0.35% of the build price)
  • Any bonds/contribution fees payable to your local council (we will advise you of these upfront if applicable are payable so you can budget)*
  • Certifier Inspection Fees x 5 + Issue of Occupation Certificate
+not all councils require stormwater hydraulic plan by engineer

*not all councils charge bonds/contribution fees payable (a formal fee quote will be obtained and provided to you if required so you can budget)

HIA Building Contract

  • Provide a HIA Building Contract for your project
  • On approval of your project issue of your Builders Home Warranty Insurance Certificate (6 Year Cover)

Construction Process

  • Project management of your build from start to finish
  • Weekly review with your Site Manager and Progress Schedule
  • Management of mandatory 5 x Certifier inspections bookings at key points during the building process
  • Collaboration of key paperwork during the build required to be submitted to the Certifier to ensure issue of the Occupation Certificate at completion

Handover

  • Final inspection + handover of keys
  • Issue of your Occupation Certificate
  • 3 months maintenance provided
  • If an investment property, we can provide a depreciation schedule for tax purposes

Council Contribution Fee's

Section 7.11 and 7.12 contributions are the developer’s (owners) contributions to the local council.

Some councils impose section 7.11 and 7.12 contributions for the development of granny flats. These can be thousands of dollars in some cases. These contributions need to be paid to council after your approval is granted and prior to starting your build.
